Commercial air conditioning equipment maintenance has three main areas of focus:
First focus is the health and wellbeing of the building occupants. The air filter is designed to remove the larger particles from the air. To clean and sanitise filters during our maintenance visit is standard procedure.
Visual inspection of the interior of the indoor unit will identify when a major strip clean and sanitise is required. The flushing of the condensate drains plus add a chemical tablet to ensure there is no stagnant water sitting in the drain or indoor unit.
Second focus is the reliability and longevity of the equipment. By cleaning and sanitising the component parts (particularly the moving parts) we extend the life of the system and improve reliability.
To identify problems before they occur thereby saving time, trouble and expensive equipment failure. Equipment life is dependent on the quality of corrosion protection and environmental factors such as proximity to the ocean or corrosive elements. During the annual maintenance the outdoor units are inspected for signs of corrosion.
Third focus is the issue of compliance under the Building Act. Thermo Tech is registered as Independent Qualified Persons (IQP) under the Act to carry our inspections of Mechanical ventilation and air conditioning systems for the purposes of the Building Warrant of Fitness (BWOF).
